A 170-YEAR-OLD hotel in the Highlands has been put on the market.

The Roy Bridge Hotel, which is situated roughly 12 miles east of Fort William in Roybridge, has been offered for sale as the current owner looks to retire.

Property agents Christie and Co said the hotel is “very profitable” – and is currently only open for eight months of the year.

The agents said this offered “a great work/life balance for an ingoing purchaser which demonstrates a huge opportunity remains to further grow the existing income”.

The building is a traditional coaching inn and dates back to the 1850s.

The hotel has a bar and restaurant as well as 15 rooms, 10 of which are en-suite, and four lodges in the grounds.

The hotel, which is five miles from the Nevis Range Mountain Resort, also has a beer garden and a fully fitted commercial kitchen.

Christie and Co said in their listing: “Our client has owned the Roy Bridge Hotel since 2017 and is now selling due to retirement.

“The hotel has been trading very profitably to date and now an opportunity exists to grow the income further by extending opening hours as the hotel closes from November to February and with the added benefit of having four new lodges within the grounds.

“The hotel offers excellent accommodation, food and drinks and is well placed to offer stays to those seeking outdoor adventures or relaxation amidst stunning Scottish scenery.”
