AN EXTENSIVE Highland estate classed as "one of Scotland’s best" fishing spots, which also has the unusual feature of an underground wartime bunker, has gone up for sale.

Ledmore Estate, located in Sutherland, extends approximately 13,020 acres and boasts a variety of terrain including moorland, mountains and lochs.

The Highland estate is best known for its fishing, as the river Kyle of Sutherland and its four feeder rivers, the Carron, Shin, Oykel and Cassley and the Assynt loch offer plenty of salmon and trout.

A wooden fishing hut is located at the southeast corner of Loch Urigill on the estate and can be used as living accommodation.

The area is also popular with walkers, climbers and photographers with stunning views of the surrounding hills and mountains.

Significant amounts of peatland can be found on the estate with plenty of natural biodiversity and the listing states there are opportunities to establish areas of native woodland to create further biodiversity as there are currently only small pockets of trees.

There is no accommodation on sale with the estate, bar the fishing hut, but planning for a new lodge could be approved.

An underground wartime bunker is also on the estate.

Approximately half of the estate is crofted land and is a mixture of common grazings and tenanted crofts.

Under Scottish law, crofting tenants have an automatic right to buy their tenanted crofts from their landlord should they choose to do so.

The estate agents in charge of the sale said that various renewable energy developers have approached the current owner over plans to erect a wind farm on the land.

Although there are no current plans made, the opportunity to turn some of the estate land into a site for a wind farm is possible.

Ledmore Estate is currently listed for sale for offers of more than £4.75 million.
