NEW research has shown that 13 of the top 20 places in Scotland to buy a home are located on the country’s coast.

Research from Rettie has revealed the house price dominance of Scotland’s coastal towns with the areas making up 13 of Scotland’s top 20 residential areas by average house price.

According to research, the top 10 Scottish coastal towns by average house price in 2023/24 were as follows:

  1. Elie and Earlsferry - £869,45
  2. Gullane - £504,139
  3. St Andrews - £490,361
  4. North Berwick - £476,066
  5. Longniddry - £462,768
  6. Aberdour - £351,266
  7. Crail - £334,084
  8. Limekilns & Charlestown - £326,033
  9. Kilcreggan - £324,609
  10. Lower Largo, Lundin Links & Upper Largo - £319,321

Growth in house prices in Scotland’s most sought-after coastal settlements has significantly outpaced Scotland’s national average of about 20% in the last five years.

For example, Elie and Earlsferry has grown by 84% in that time while St Andrews prices have shot up by 57% during that time period.

Dr John Boyle, director of strategy and research at Rettie, said: “Most of the higher priced coastal settlements have had an average house price rise in recent years, well above the national average, and each shares characteristics including beautiful beaches, rich histories, and vibrant communities.  

“The towns and villages on the list offer a blend of natural beauty, outdoor activities, and coastal walks.

“They are also within relatively easy access of Scotland’s main cities, and offer an attractive lifestyle that is reflected in their premium prices.”
